A rare property with historical significance, the Villa Spalatini is characteristic of 1900’s “Belle Epoque” architecture, it has been reconstructed and is structurally very sound. The villa is surrounded by 100 year old trees and is adjacent to the old city fortress walls, with panoramic sea views, close to both the city centre and the beaches. The ground floor, 2 more levels and attic are 462m2 in total. It could be used as a private villa or could also be redeveloped into a small exclusive residence with 4 luxury apartments or a small boutique hotel (project and planning permission exist). The villa is on an elevated platform with direct views to the sea. Stairs connect the villa to the 7 kilometre long promenade and beaches (100m distance). The rear of the villa backs onto medieval fortress walls of the old town centre. The interior requires redecoration according to taste, but the villa was completely renovated in 1980 (concrete pillars, walls, floor construction as well all installations). It is fair to say that it can easily be restored to its former glory from the Belle Epoque era at the beginning of the 20th century or, due to the presence of the central staircase, it would be possible to form one 125m2 apartment per floor (4 apartments in total). The facade is in a pleasing condition, but a Heritage project has been instigated in order to reconstruct it.
