The purpose of the plot at this location is tourism, as a special purpose, in the form of hotels and tourist settlements. Within the defined urban plots, organize facilities in the function of accommodation and accompanying facilities that can support the functioning of the tourist settlement. By accompanying facilities, we mean facilities in the sense of trade, catering, services, etc. These facilities can be organized within special facilities or in combination with accommodation within the same facility.
The density index of the zone is up to 0.2
The built-up index of the zone is up to 0.8
The maximum number of floors is up to P+3+Pk, i.e. five above-ground floors.
Parking and garages can also be provided within the building in the underground floors, which in that case are not included in the calculation of the built-up index (below the entire surface of the plot).
Fencing towards the roads is possible with a living green fence, which will be integrated into the overall landscaping and greening of the plot. Fencing according to other purposes in contact is possible with a transparent fence up to a height of 1.4m, which will be installed in the hotel plot and which can be greened in accordance with the greening of the entire complex.
The tourist resort will be elaborated with unique technical documentation, and further implementation is possible in phases in accordance with the needs and dynamics of the investor.
